Exclusive Buyer's Agency Agreement

Jeffery Shields, acting as a "buyer's agent", must do what is best for YOU, the purchaser.

As your agent, my fiduciary obligation is to you. By solely representing your interests, it is possible for me to locate the right home, negotiate the best price and terms on your behalf, and follow up on all the details of your purchase, right through to closing. Confidences a purchaser shares with a Buyer's agent must be kept confidential.

An Exclusive Buyer's Agency Agreement is a written agreement that establishes agency with the purchaser. It explains the services to be provided, and establishes a fee arrangement, which is usually paid by the Vendor, although there may be circumstances where the Buyer pays the fee. The Exclusive Buyer's Agency Contract when signed by both parties is a legally binding contract. PLEASE READ IT CAREFULLY. The parties should ensure that everything that is agreed to is in writing. This is similar to the common practice of sellers entering into a listing contract when selling a property.

  8. Assisting in arranging suitable financing if necessary
  9. Assisting in arranging property inspections and other needed services
  10. Assisting in the completion and possession process
