What is the Multiple Listing Service®?
If you're buying or selling a home you've likely seen or heard the term Multiple Listing Service® or "MLS®". It's one of the unique benefits a professional REALTOR® brings to a real estate transaction.
The MLS® is a complex information-sharing network. It was created by REALTORS® several decades ago to help property buyers and sellers.
How does the MLS® work?
When a REALTOR® lists a property for sale, he or she completes a detailed data sheet describing the home and submits the information to Real Estate Boards which manage the MLS®.
Why use the MLS®?
MLS® makes the real estate industry unique. It enables and encourages a high degree of cooperation among salespeople no matter which real estate company they work for.
If you're buying a home your REALTOR® will use the MLS® to enter the criteria you want in a home and to generate a list of all the homes that meet your needs. These homes might be listed by agents from five, ten, or twenty other companies.
If you're selling your home your REALTOR® will list your home on the MLS® to gain maximum exposure to potential buyers.
The MLS® provides realtors with access to detailed information, including room-by-room measurements and specifics on the property condition, renovations, appliances, property zoning and rental rates.
It also lets REALTORS® access the sales history of a home to see how many times it has changed hands and at what prices.
