Dealing With Manufactured Homes

Manufactured homes built BEFORE May 15, 1992

Must not be sold, offered for sale or moved unless it has been registered in the Manufactured Home Registry

Registration requires the submission of the Canadian Standards Association (CSA) number. Where a CSA number exists the sale or offering for sale of a manufactured home will not contravene the Safety Standards Act or the Electrical Safety Regulation.

A CSA number isn't required for registration. However, under the Safety Standards Act a manufactured home may not be sold or offered for sale unless it bears a certification mark such as a CSA number. Where a CSA number isn't available, the Electrical Safety Regulation allows the owner to apply for and affix an electrical safety label.

NOTE : It is arguable that an electrical safety label isn't a certification mark and wouldn't meet the requirements of the Safety Standards Act , although the BC Safety Authority (which administers the Safety Standards Act ) considers compliance with the Electrical Safety Regulation to be compliance with the Safety Standards Act . Buyers and sellers should be advised of the inconsistency between the Safety Standards Act and the Electrical Safety Regulation and encouraged to consult with the BC Safety Authority and/or their own legal counsel if further information is required.
